These Terms and Conditions govern your use of the letting.zone platform and all associated services including landlord.zone, tenant.zone, and lovemy.town (collectively, the "Platform"). By subscribing to or using the Platform, you agree to be bound by these terms.
The Platform is operated by letting.zone ("we", "us", "our").
Subscriptions are charged at £50 + VAT per month, payable 6 monthly in advance.
Payment is due at the start of each 6-month billing period. Failure to pay may result in suspension of your account and associated services.
We reserve the right to change pricing with 30 days' written notice. Any price changes will take effect at the start of your next billing period.
You may cancel your subscription at any time by contacting us. However, refunds are not available for the remaining period of your current billing term.
Upon cancellation, your access to the Platform will continue until the end of your paid term. After this date, your portals and content will be taken offline.
A one-off setup fee of £500 + VAT applies to new subscriptions. This covers portal configuration, branding setup, and data import assistance.
The setup fee may be waived under our "First in Town" promotion for the first agent to subscribe in each area. Eligibility is determined at our discretion.
The first agent to subscribe in each town receives the setup fee waived. "Town" is determined at our discretion based on the agent's primary area of operation.
The First in Town offer applies to new subscriptions only and cannot be combined with other promotions.
The Platform includes compliance tracking features designed to assist with Renters' Rights Act 2025 requirements. However:
The Platform integrates with DocCert for electronic signatures. Electronic signatures created through the Platform are intended to comply with the Electronic Communications Act 2000 and eIDAS Regulation.
You are responsible for ensuring that electronic signatures are appropriate for your specific documents and circumstances.
You are responsible for providing accurate agency branding, contact details, and any content you upload to the Platform.
You grant us a licence to display your branding and content on the Platform for the purpose of delivering our services. This licence terminates when your subscription ends.
You must not upload content that is unlawful, misleading, or infringes on third-party rights.
You are the data controller for landlord and tenant personal data processed through the Platform. We act as a data processor on your behalf.
You must ensure you have appropriate lawful bases and privacy notices in place for processing landlord and tenant data.
We process personal data in accordance with our Privacy Policy and applicable data protection legislation.
We aim to keep the Platform available 24/7 but do not guarantee uninterrupted access. We may perform maintenance or updates that temporarily affect availability.
We are not liable for any loss arising from Platform downtime or technical issues beyond our reasonable control.
The Platform, its design, code, and functionality remain our intellectual property. Your subscription grants you a licence to use the Platform but does not transfer any ownership rights.
lovemy.town area guide content is generated by us and remains our property, displayed under your branding for the duration of your subscription.
The Platform is provided "as is". We do not guarantee any specific business outcomes or regulatory compliance.
Our total liability to you shall not exceed the amount paid by you in the 6 months preceding any claim.
We are not liable for indirect, consequential, or incidental losses arising from your use of the Platform.

We may update these terms from time to time. Material changes will be communicated via email with at least 30 days' notice. Continued use of the Platform after changes take effect constitutes acceptance of the updated terms.
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
